Position Overview
The Facilities and Real Estate Director is responsible for overseeing our portfolio of facilities (owned and leased) including the operations, maintenance, and management of all facilities, ensuring they are safe, efficient, and aligned with organizational goals and values. The Facilities Director provides strategic oversight and works with the CEO and Board of Directors to leverage and transform our real estate assets, including developing and potentially selling underutilized properties as well as acquiring new leased or purchased properties. The role includes budget management, project management, and ensuring compliance with regulations and standards. 

Statement of Duties

• Develop and implement facility management policies and procedures to ensure effective and efficient operations
• Evaluate, select, and manage contracts and relationships with vendors, and contractors
• Oversee landlord and tenant relations (both where YWCA GLA is the landlord and/or tenant)
• Conduct regular inspections, safety audits and risk assessments to mitigate hazards
• Oversee security protocols for the facilities, including cameras, locked gates, etc. working with onsite program management
• Implement and manage a preventative maintenance schedule for building systems (HVAC, plumbing, electrical, and mechanical)
• Diagnose and repair facility-related issues promptly and effectively, addressing facility concerns from employees, tenants, or stakeholders promptly and professionally
• Identify and evaluate market trends, opportunities, and risks to optimize real estate investments
• Oversee new and existing leases (both where YWCA GLA is the landlord and/or tenant), working with real estate professionals and legal counsel where appropriate, to negotiate leases and related matters
• Prepare and manage the annual facilities budget, including operating costs, capital expenses, and utilities
• Develop and keep updated a property condition report to forecast upcoming capital improvements needed
• Develop systems to achieve optimum results in bidding, of projects and completion
• Plan and executive capital improvement projects, including renovations, expansions, and new construction
• Lead, develop and support the facilities staff, fostering a culture of high performance, collaboration and continuous improvement

Salary: $98,595-$125,000

This is an in-office job requiring period evening and weekend availability.

• Bachelor's degree in Facilities Management, Engineering, Business Administration or a related field
• Minimum 5 years experience in facilities management, with at least two years in a leadership role
• Non-profit experience desirable, with grant, MOU and various funding sources background
