Clearwater Living is seeking a highly motivated and detail-oriented Real Estate Divisional Accountant with extensive experience in development accounting to join our growing real estate investment and development team. This role will be focused on supporting several investment entities as well as development projects backed by institutional capital partners and lenders. The Divisional Accountant will play a critical part in ensuring accurate entity financials as well as project accounting, cost tracking, and contract administration to help drive successful execution of complex, high-value projects.

**This position is based in our Home Office in Newport Beach, CA** Salary Range: 120k-145k DOE

Responsibilities: 

  • Manage investment entity monthly financials and reporting, including tracking investors capital accounts, correspondence with investors, and coordinating final K-1’s and tax returns with Company’s outside CPA.
  • Manage all accounting functions for investment and development projects, including cost tracking, cash management, and reconciliations.
  • For investment projects, work with operations team to ensure debt coverage and other lender covenant compliance on monthly reporting.
  • For development projects, prepare and review monthly draw packages for pay applications along with schedule of values, insurance certificates, lien releases, etc.,
  • Coordination of all AR and AP for the division, including coordination with lenders, investors, and third-party consultants.
  • Maintain general ledger and project accounting records in Yardi and Excel.
  • Assist with contract administration, including contracts, tracking commitments, change orders, and vendor invoices.
  • Support cash flow forecasting and funding schedules in collaboration with the development and finance teams.
  • Partner with project managers to monitor budgets, variances, and performance metrics.
  • Prepare project financial reports and provide analyses for senior leadership and institutional partners.
  • Ensure compliance with internal controls, investor reporting requirements, and accounting standards.
  • Assist with year-end audits, tax requests, and other special projects as needed.

Qualifications:

  • 7+ years of experience in general accounting and real estate development accounting (senior living, multifamily, or similar asset classes preferred).
  • Strong proficiency in Yardi and Microsoft Excel.
  • Solid understanding of general accounting for entities, development cost accounting, GAAP, and construction draw processes.
  • Experience with institutional capital partners and lenders regarding structure and reporting requirements.
  • Detail-oriented with excellent organizational and problem-solving skills.
  • Strong communication skills and ability to collaborate effectively with internal teams, consultants, and investors.
  • Proactive, self-motivated, and comfortable working in a fast-paced entrepreneurial environment.

Requirements: 

  • Bachelor’s degree in Accounting, Finance, or related field (CPA or MBA a plus).
  • Ability and willingness to work in-office, full-time, at the Company’s Home Office in Newport Beach, CA
