Impact Housing (IH) is a vertically integrated modular design-builder and developer headquartered in Southern California. 

 

Our mission is to continuously evolve the world’s most sophisticated and efficient housing delivery system. We pursue this mission by reimagining every element of how multifamily projects are designed, manufactured, and built—driving down costs, shortening schedules, and expanding access to high-quality housing for the people who need it most, whether through LIHTC or unsubsidized projects.

 

To date this decade, the IH team has built or is actively developing close to 1,500 modular units at all-in costs of roughly $275,000 per unit—demonstrating a scalable, repeatable path to affordability. With the capability to produce approximately 1,000 units per year today, IH is expanding to meet growing demand in San Diego, Los Angeles, and beyond.

 

We are now entering the next stage of our growth and strengthening every team across the company to achieve our next set of goals. We plan to manufacture and build more than 10,000 units through 2030. To accomplish this, we are implementing the Lean Standard Model company-wide; deploying AI at every level of the company; and positioning IH as a national thought leader in modular development.

 

 

POSITION SUMMARY

Impact Housing is seeking a dynamic and resourceful Business Development Manager with experience in multifamily development—ideally spanning both market-rate and affordable housing. This role will work closely with the Head of Business Development & Communications to drive growth through new client relationships, strategic partnerships, and targeted marketing initiatives. The position blends business development and communications, supporting both project-specific pursuits and broader corporate visibility, government relations, and community engagement across the markets where Impact Housing operates.


KEY RESPONSIBILITIES


Business Development

  • Identify, prioritize, and cultivate opportunities with prospective clients (developers seeking modular design-build partners).
  • Schedule and attend client meetings, and lead discussions when appropriate.
  • Develop, update, and deliver compelling company presentations and proposals.
  • Prepare project-specific proposals, modular cost estimates, and yield studies using established templates and models.
  • Track and report on business development activities for weekly leadership meetings.
  • Participate in RFP pursuits, including preparing materials, attending bidders’ conferences, and pursuing public contracting opportunities.


Communications & Marketing

  • Create and maintain key marketing assets, including flyers, boards, videos, and event collateral.
  • Oversee social media, website content, and external creative partners (graphic designers, videographers, web developers).
  • Support planning, budgeting, and execution of sales and marketing events.
  • Prepare presentation materials for internal and external audiences.
  • Coordinate internal and external meetings throughout the sales cycle and pre-development process.
  • Organize and maintain project documents and marketing files.
  • Support corporate and project-level government relations and community engagement.
  • Perform other duties and projects as assigned by leadership.


QUALIFICATIONS         


Experience

  • Minimum of 2 years of relevant experience in business development, real estate development, construction, or manufacturing operations.
  • Demonstrated success in developing new business opportunities and closing deals.
  • Experience supporting marketing, communications, or client-facing initiatives.
  • Strong business development and relationship-building skills, with a proven ability to engage decision-makers.
  • Excellent communication skills—both written and verbal—with strong presentation abilities.
  • Proficient in Microsoft Office Suite; ability to learn and apply new tools quickly.
  • Strong analytical and problem-solving skills; comfort with financial tools for estimates, forecasts, and decision-making.
  • Highly organized with strong attention to detail; able to manage multiple priorities and meet deadlines.
  • Ability to work independently and collaboratively in a fast-paced, entrepreneurial environment.

 

EDUCATION

  • Bachelor’s Degree in Business Administration, Real Estate Development, or related field.

PHYSICAL REQUIREMENTS

  • Prolonged periods of sitting, walking, standing, and working in various environmental conditions.
  • Ability to travel as needed to oversee multiple locations and projects.
