Responsibilities:
Reporting directly to the Senior Vice President of Operations, the Operations Manager Specialist will provide targeted operational support based on the evolving needs of the portfolio. The priority for this role will be to drive operational excellence by supporting newly acquired properties, newly opened communities, and assets requiring urgent strategic attention. With a focus on execution, this role fills critical staffing and performance gaps across the portfolio by acting as an operational resource that embodies Bozzuto’s culture, standards, and hospitality-first approach.
Watch List / Underperforming Properties
- Provide hands-on, in-market training in leasing, customer service, and operational tasks.
- Conduct audits of CRM systems, recorded calls, and general service standards.
- Collaborate with Regional Managers (RM) to identify performance issues and implement targeted solutions.
- Shop and assess competitive properties and identify action opportunities.
- Assist on-site teams with day-to-day leasing, marketing, and resident engagement to improve occupancy and service standards.
New Property Openings
- Collaborate with Regional Manager and Property Manager (PM) to ensure all readiness checklists are complete.
- Lead or assist in unit pricing walks and market-readiness efforts.
- Drive the successful launch of brand standards including Leonardo system rollout.
- Project manage signage, marketing assets, website audits, and onboarding materials.
Dispositions
- Perform file audits and assist with the transition of assets to new management companies
Property Takeovers
- Prepare budgets, market survey analysis, and manage takeover checklist logistics.
- Participate in transition calls and oversee utility conversions and contract setups.
- Walk units for repricing to capture immediate revenue opportunities.
- Fill in temporarily for key vacant roles post-takeover to ensure continuity.
- Conduct audits (files, vendors, demographic uploads) and resolve overdue vendor billing.
- Actively assist on-site 1–2 days per week for the first 30 days post-takeover.
- Oversee installation of all brand markers and execution of the Welcome Home Commitment.
- Manage transition plan (30/60/90-day action items) and be a “go to” resource with RM, PM, and accounting.
General Support and Strategic Initiatives
- Assist with budget coding accuracy, takeover budget prep, and vendor setup.
- Review ownership reports for accuracy and alignment with operating narratives.
- Conduct SWOT analyses, competition research, and trend analysis (e.g., parking ratios, storage utilization).
- Participate in 5-star inspection deliverables as needed.
- Support market-level engagement events, training sessions, and staff development.
What You Bring to Us:
- Bachelor’s degree preferred or equivalent experience
- 5+ years of experience in multifamily property or hospitality management (manager level or above).
- 3+ years of proven success as a high-performing Property Manager or General Manager, overseeing 2–3 different properties with a track record of consistently delivering results is required.
- Prior experience as a high performing Property Manager or General Manager, with a track record of consistently delivering results is required.
- Recognized for assessing opportunity areas at a site and quickly defining a plan to drive operational excellence and achieve business results
- Strong knowledge of operational systems including Yardi, CRM platforms, and Microsoft Office
- Demonstrated ability to lead transitions, support teams, and execute brand initiatives
- Highly adaptable, resourceful, and solutions-oriented
- Exceptional communication skills and executive presence with clients
- Proven ability to drive performance and optimize operations across multiple asset types.
- Relentless attention to detail and a commitment to excellence in every task.
- A passion for value creation, proactively identifying and addressing needs to improve property performance, team execution, and resident satisfaction.
- A hands-on approach to onboarding new team members, including providing day-to-day operational guidance, and serving as an expert in company systems, platforms, and protocols to accelerate integration and confidence in role responsibilities.
