Mesa West Capital, a subsidiary of Morgan Stanley Investment Management, is a commercial real estate portfolio lender with over $8 billion in assets under management. This is an opportunity to join a successful, market-leading platform, and participate in the further growth of the company.The individual will be based in the Los Angeles office and will work within the Asset Management group in a collaborative team environment to help manage, oversee, restructure, workout and exit loans in the debt portfolio. Attention to detail and good organizational skills are critical elements to the position, with the ability to take on multiple deals simultaneously and efficiently utilize resources. The ideal candidate has 1 to 3 years of experience in an analytical role and can operate both independently and in a team environment. Real estate experience is strongly preferred. Candidate should be proficient in Microsoft Excel, PowerPoint and Word and have the ability to create clear and concise work product. Argus experience a plus. Strong written, verbal and presentation skills as well as good interpersonal skills are a must.
The position requires 4 days in the Los Angeles, CA office.
Essential Job Functions:
Reconcile and review various reports including monthly portfolio statistics, remittance reconciliations, and quarterly asset reports as required to ensure Situs high standards are achieved in terms of quality, accuracy and completeness
Monitor the collection of required financial reporting from Borrowers; including, but not limited to, property operating statements (Income statements, balance sheets, aged receivables), rent rolls, STR reports, and guarantor/borrower financials
Aggregating and compiling property level information into portfolio-wide statistics and presentation materials.
Understand loan documents and covenant experience.
Periodic property inspections.
Assist Asset Managers with quarterly lender reports, including inputting financials, updating rent rolls, and obtaining updated market information.
Maintain client watchlists detailing property performance, market trends, recent leasing at the property, and any other significant findings.
Analysis of property operating statements, including noting significant changes in income and expenses.
Review rent rolls, including noting any upcoming lease terminations, renewals, and any free rent periods for tenants.
Performing covenant tests regarding debt service coverage ratio, debt yield, loan-to-value, and guarantor net worth hurdles.
Support asset management team in their daily responsibilities
Assist in preparation of various ad-hoc reports
Such other activities as may be assigned by your manager
Qualifications/ Requirements:
Education: A bachelor’s degree in finance, accounting or related subjects or equivalent combination of education and experience
Entry level professional with 0-2 years of industry and/or relevant experience, typically at an Analyst level role or external equivalent
Experience in Commercial Real Estate Asset Management a plus
Advanced knowledge in MS Office Suite including Outlook, Excel, Power Point and Word
Strong analytical and computer skills with a thorough knowledge of Excel including the ability to perform cash flow analyses.
Must be able to work efficiently with large datasets to process and present results as requested
Experience with ARGUS, DCF valuation models, and sale/lease comps is a plus
Ability to work in a team environment, to think independently and generate quality work product
Ability to manage multiple priorities and meet tight deadlines
Adhere to processes and procedures but suggest and implement improvements when warranted
Attention to detail is a must
Strong reading comprehension
Strong business writing, presentation, and interpersonal skills

The annual full time base salary range for this role is
$90,000.00 - $105,000.00Specific compensation is determined through interviews and a review of relevant education, experience, training, skills, geographic location and alignment with market data. Additionally, certain positions may be eligible to receive a discretionary bonus as determined by bonus program guidelines, position eligibility and SitusAMC Senior Management approval. SitusAMC offers PTO and paid holidays, the terms of which are set forth in the program policies. All full time employees also are eligible to participate in various benefit plans, including medical, dental, vision, life, disability insurance and 401K; in each case in accordance with the terms of the applicable plans.
